The Role: Project Manager | Land Development 
Division: Property | Development
Location: Auckland, Viaduct
Reports to: Development Manager

Key Responsibilities:

Efficiently manage consultants and contractors for their projects, emphasizing delivery timeframes, cost control, and budget adherence.

Project Administration:

  • Monitor/update master development program.
  • Administer project risk register.
  • Engage consultant team and chair Project Control Group meetings.
  • Assist with shareholder reports.
  • Chair construction meetings (project-dependent).
Relationship Management:
  • Engage/manage relationships with local Iwi.
  • Manage interface across entities.
  • Manage third-party relationships (project-dependent).
Design and Consenting/Approvals:
  • Coordinate with Builders H&L team.
  • Update forecast budget and master program.
  • Manage preliminary design and consent applications.
  • Take responsibility for detailed design and approvals (project-dependent).
Project Delivery:
  • Coordinate contractor procurement process.
  • Administer NZS 3910/3915 contracts.
  • Manage subdivision compliance and title processes.
  • Update cost and master program monthly.
  • Manage procurement and implementation of utility contracts (project-dependent).
  • Manage day-to-day site activities, quality assurance, and compliance.
Health & Safety:
  • Ensure compliance with Company H&S policies.
  • Conduct H&S inspections and audits.
  • Undertake H&S reporting.
  • Review and approve contractor H&S documentation (project-dependent).
Project Funding:
  • Obtain property valuations.
  • Coordinate quantity surveyor reports.

General:
  • Use and maintain Company systems.
  • Maintain communication with Development Managers, General Manager, and Directors.
  • Adhere to Company policies, procedures, and company values.
  • Respect personal, company, and client property.
Technical:
  • Prior project management experience.
  • Understanding of NZ RMA land development process.
  • Qualifications in civil engineering, surveying, or project management.
  • Strong programming and scheduling skills.
  • Working knowledge of NZS 3910/3915 construction contracts.
  • Proficiency in MS Word, Excel, and Project.
